Construction Management Agreement Duties
1. Control Plans
2. Control revised plans and addendums
3. Distribute plans and documents to bidders and to the field
4. Estimate Project
5. Prepare bid documents for review with client
6. Prepare schedule
7. Update schedule
8. Provide Project Manager for oversight of project with client
9. Project Manager attend required meetings with client
10. Write contracts for sub contractors and vendors for approval of client and clients signature
11. Manage the complete submittal process for each project
12. Provide all necessary communication documents to complete projects
13. Provide complete management of project change orders for client, owners, subcontractors and vendors for each project
14. Work with field personnel to perform contract
15. Provide payroll services
16. Transfer direct deposit payroll data to bank bi-weekly
17. Provide Human Resource services including, but not limited to, benefits and 401K Management
18. Provide Davis Bacon information
19. Review sub contractors insurance certificate
20. Provide Risk Management for each project
21. Provide Job Cost Budgets and current cost
22. Provide Accounts Payable services including processing of invoices, Imaging/Workflow and writing Accounts Payable checks
23. Provide Accounts Receivable services
24. Provide Cash Flow statements
25. Deposit Checks
26. Reconcile bank statements
27. Business Development Consultant
28. Provide Financial statements
29. Provide Project Projections/Forecasting services and reports
30. Provide General Ledger services with all applicable reports
31. Provide Overhead Budget and tracking capabilities
32. Distribute incoming and outgoing US Mail
33. Manage UPS/FedEx, etc. package pickups and deliveries
34. Clerical/Administrative services including, but not limited to, creation and maintaining filing systems for each department
35. Provide security configuration and setup of eCMS Accounting/Project Management system
36. Provide usage and training of eCMS Accounting/Project Management systems
